W.I.S.H (Workforce Initiative Subsidy for Homeownership)

WISH is a downpayment assistance program offered through Neighborhood Housing Services of Southern Nevada, NID Counseling Agency of Southern Nevada, and Nevada Partners. This program is available to residents in Nevada with a 0% monthly interest rate. Get up to $22,000 in WISH grants in a 4-to-1 match. Must meet income requirements to be eligible. Henderson Neighborhood Services Division

The City of Henderson’s First Time Homebuyer Program was designed to assist low-income families in the purchase of a home. The City of Henderson will assist with an interest-free deferred loan not to exceed 6% of the purchase price or $10,000, whichever is less, for down payment and closing costs. Additionally, the program will loan up to $35,000 for home repairs.

Culinary and Bartenders Housing Partnership (Culinary)

The Culinary and Bartenders Housing Partnership funded 121 loans in 2015, totaling over $1.3 million. If you are a worker covered by the Culinary and Bartenders’ union contract who has at least 2,000 hours of service over a three-year period, then you are eligible for the housing benefit that helps workers obtain the dream of homeownership with the support of up to $20K in down-payment assistance.

Established as a result of the 2007 collective bargaining agreement, the Nevada Partners & Culinary and Bartenders Housing Partnership has placed over 1,050 union families into homeownership since it was created in 2008 and provided approximately $4,000,000 in down payment assistance and closing costs.

The Culinary and Bartenders Housing Partnership funded 121 loans in 2015, totaling over $1.3 million. Home Is Possible (HIP)

Home Is Possible (HIP)

The Nevada Housing Division’s Home Is Possible (HIP) program is designed to help more Nevada families buy homes — people who can afford a monthly mortgage payment, but who may be having a hard time coming up with a down payment. It provides a (non-repayable) down payment of up to 5% of the loan amount for Nevada families who qualify. That’s thousands of dollars for a one-time fee of just $755 (paid at closing). Buyers must meet standard underwriting requirements, complete a homebuyer education course and live in the home as a primary residence. There are also special benefits for veterans and teachers.
